My approach

Engineering wealth

Houses are the vehicle. Wealth is the goal. The four questions I ask every client, and how that shapes the deals I recommend.

Most agents sell houses. I help people build wealth, and houses are usually the vehicle. There is a difference, and it shows up in which deals I recommend, how I negotiate, and when I tell a client to walk.

Why "engineering" and not "finding"

Finding a home is the easy part. The MLS does most of that for you. The harder, higher-value part is engineering the outcome: the right neighborhood for your long-term financial picture, the right price (not just the asking price), the right financing, the right timing. I treat that work like the systems engineering it is, not like a vibe check.

The four questions I ask every client

1. What is this house actually worth in ten years?

Not just appreciation guesses. I look at how the neighborhood is zoned, what is being built nearby, whether the HOA is funded, whether the roof and HVAC will need replacement during your hold period, and whether comparable rents are rising or stalling. For schools, I share official school district sources so you can research them yourself.

2. What is your real monthly cost of owning it?

Principal, interest, taxes, insurance, HOA, maintenance reserves, and in Florida: the real cost of hurricane insurance and the real cost of ag exemptions where they apply. The sticker price lies. The all-in monthly tells the truth.

3. What is the exit?

Even on a primary residence I think about the exit from day one. Will this house sell quickly if your situation changes? Will it rent cleanly? Is it the kind of property that holds value in a down market or craters? That answer shapes which house we buy.

4. Does the deal still make sense if the market moves against you?

Stress-test the numbers against a 10% price drop, a 1% rate increase, or a six-month vacancy. If the deal only works in the sunny scenario, it is not a deal.

Where this shows up in practice

Buyers

I will steer you away from a house if the long-term math does not work, even if you love it. That is not a sales move; it is the whole point of hiring me.

“He was honest with me about what each home was actually worth instead of just trying to get me to the closing table.”Tashana Smith, Marion Oaks buyer, Google review

Sellers

The highest list price is not always the one that nets you the most. Pricing, presentation, timing, and negotiation together drive the net number. I show you the math before we pick a strategy, including the opportunity cost of waiting.

Investors

Buy-and-hold rentals, short-term rentals, horse-property investments, and VA multi-unit purchases (live in one unit, rent the others: a wealth-building option many Veterans overlook) are all on the table. Everything is cash-flow and equity math first, aesthetics second.

Veterans

The VA home loan benefit, used correctly, is one of the most powerful wealth-building tools in American finance. Used wrong, or not at all, it leaves money on the table. The free VA home buying guide covers the whole benefit; the full guide is online for reference.

What I will not do

Common questions

Can I house hack with a VA loan?

Yes, if you qualify. A Veteran can buy a duplex, triplex, or fourplex with a VA loan as long as they live in one of the units as their primary residence, and the rent from the other units can help cover the mortgage. How a lender counts that rent varies, so confirm the details with a VA-experienced lender before you write an offer.

How do you stress-test a deal?

I run the numbers against a 10% price drop, a 1% rate increase, and a six-month vacancy, using the all-in monthly cost: principal, interest, taxes, insurance, HOA, and maintenance reserves. If the deal only works in the sunny scenario, it is not a deal.

Do you promise returns?

No. Nobody can.

If this is how you want to think about the single biggest financial decision you will make, we should talk.
