Do I need a down payment to buy in Ocala with a VA loan?
In most cases, no. With full entitlement, a VA-backed loan typically requires no down payment, as long as the loan amount doesn't exceed the home's appraised value and you meet your lender's financial guidelines. It's the single biggest reason the benefit is so powerful.
Who is eligible for a VA home loan?
Eligibility is based on your service history and duty status. Many Veterans, active-duty service members, National Guard and Reserve members, and certain surviving spouses qualify. A lender can pull your Certificate of Eligibility (COE) during pre-approval, often in minutes, to confirm it.
Is there a loan limit in Marion County?
If you have full entitlement, there's no VA loan limit. You can borrow as much as a lender approves based on your income, credit, and the appraised value. Loan limits only matter if you've already used part of your entitlement on another property.
Can I pay my real estate agent with my VA loan now?
Yes. After the 2024 National Association of REALTORS® settlement, VA guidance (Circular 26-24-14) lets eligible Veterans pay reasonable and customary buyer-broker fees on contracts executed on or after August 10, 2024. Sellers can still cover these fees too, which is common in VA transactions.
Does a VA loan have PMI?
No. VA-backed loans never require private mortgage insurance (PMI) or mortgage insurance premiums (MIP). That's real money saved every month versus a conventional or FHA loan.
How much is the VA funding fee?
It's a one-time fee based on loan type, down payment, and whether it's your first use. For a first-use purchase with no down payment, it's 2.15% of the loan amount. Veterans receiving compensation for a service-connected disability, and certain surviving spouses, are exempt. The full charts are in the guide.
